Buying a home can be a good decision for several reasons, including:

1.     Building Equity: Buying a home is one of the most reliable ways to build long-term wealth. As you make mortgage payments and home values appreciate, you build equity that can support future goals, including retirement. According to the Federal Reserve’s Survey of Consumer Finances, the median net worth of homeowners is nearly 40 times higher than that of renters, highlighting the powerful role homeownership plays in wealth building.  

2.     Stability: Owning a home can provide stability and a sense of security that renting does not. When you own a home, you have more control over your living situation and are not subject to the whims of a landlord.

3.     Tax Benefits: Homeowners may be eligible for several tax benefits, including deductions for mortgage interest, property taxes, and certain home improvements.

4.     Control Over Your Living Space: When you own a home, you have more control over your living space. You can make changes and renovations to your home to suit your preferences and lifestyle, without having to worry about getting permission from a landlord.

5.     Potential Rental Income: If you purchase a multi-unit property, you may be able to generate rental income by renting out one or more units.

6.     Ability to leave a legacy:  Owning a home can be a way to leave a financial legacy for your family, as you can pass your home on to your children or other loved ones.

Getting Pre-Approved for your Home Purchase or Refinance

Buying a home is exciting, but for many people, meeting with a lender for the first time can feel intimidating. The good news is that getting pre-approved is simply the first step in understanding your budget and your financing options—there's no pressure or obligation.

During our first conversation, I'll ask a few questions about your employment, income, assets, debts, and homeownership goals. From there, I'll explain your loan options and help you understand what you can comfortably afford.

To Get Started, here are documents I typically need: 

  • Pay stub for the last 30 days

  • W-2 forms for the last two years

  • Signed federal tax return for the last two years

  • Documentation of other sources of income

  • Bank statements, two most recent

  • Documentation of the source of your down payment: investment or savings account statements showing at least two months’ history of ownership (if some of the money was a gift, get a signed statement from the giver stating that it was a gift)

  • Documentation of name change, if recent

  • Proof of your identity (typically a drivers’ license or non-driver ID)

  • Social Security number

  • Certificate of housing counseling or home buyer education, if you have one

  • Service Members or Veterans should obtain a Certificate of Eligibility from the VA

Most real estate agents will ask for a pre-approval before showing homes, and sellers often view pre-approved buyers as stronger offers. When you work with me, I don't stop at a pre-approval letter. Once your application and documentation are complete, I can often submit your file through underwriting for an initial approval before you're under contract. This additional review can help identify potential issues early, giving you greater confidence when it's time to make an offer.
