One of the most common misconceptions I hear is that if a large portion of your income comes from tips, you won't qualify for a mortgage. In Las Vegas, that concern comes up all the time.
Bartenders, casino dealers, servers, hairstylists, valets, spa professionals, and many others earn excellent incomes, but traditional mortgage guidelines don't always tell the full story. A W-2 may not accurately reflect what someone actually earns, and that can create challenges when applying for a home loan.
The good news is that there are loan programs specifically designed for borrowers with non-traditional income documentation. In some cases, a Written Verification of Employment (WVOE) can help verify income directly through an employer rather than relying solely on tax returns and pay stubs. These programs were designed for hardworking professionals whose income may not fit neatly into traditional lending guidelines.
This can be especially helpful in Las Vegas, where a significant portion of the workforce earns gratuity-based income. Just because your income is structured differently does not automatically mean homeownership is out of reach.
