A Simple Step-by-Step Guide From Application to Closing

Buying a home can seem overwhelming, but the mortgage process follows a series of predictable steps. Understanding what's coming next can help you avoid surprises and keep your loan moving smoothly.


Step 1: Get Pre-Approved

Before shopping for a home, get pre-approved. Contact me and I will review your income, assets, credit, and monthly obligations to determine what loan programs you may qualify for and provide a pre-approval letter when you're ready to make an offer.


Step 2: Submit Your Documentation

Your loan officer will request documentation to verify your financial information. The faster you provide these items, the smoother your loan will usually go.


Common documents include:

  • Two most recent pay stubs

  • Last two months of bank statements (all pages)

  • Two most recent asset statements (401(k), IRA, investment, savings, etc.)

  • Last two years of W-2s

  • Last two years of tax returns, if required

  • 1099s, if applicable

  • Government-issued photo ID

  • Current mortgage statements, homeowners' insurance, and HOA information for any properties you own

  • If refinancing, your current mortgage statement and homeowners' insurance declaration page

  • Bankruptcy discharge papers, divorce decree, trust documents, or other legal paperwork if applicable


I may also request updated documents, explanations for large deposits, or additional information during underwriting. This is a normal part of the process.


Step 3: Find a Home & Open Escrow

Once your offer is accepted, escrow is opened and your purchase contract is sent to your lender. This officially starts the mortgage process.


Step 4: Appraisal & Home Inspection

I will order an appraisal to confirm the property's market value.

Although not required by every loan program, a home inspection is highly recommended. It can identify potential issues before you complete your purchase and may give you an opportunity to negotiate repairs or seller credits.


Step 5: Loan Processing & Underwriting

Our processor reviews your file for completeness before submitting it to underwriting. The underwriter verifies that your loan meets lending guidelines and may issue additional conditions. Don't panic if more documentation is requested—this happens on many loans.


Step 6: Final Approval

Once all underwriting conditions have been satisfied, your loan receives final approval.

Until your loan funds, avoid:

  • Opening new credit accounts

  • Financing furniture or appliances

  • Changing jobs

  • Making large purchases

  • Moving large amounts of money between accounts without speaking to your loan officer

Even small financial changes can affect your loan approval.


Step 7: Closing Day

You'll receive your Closing Disclosure at least three business days before signing your loan documents.

At closing, you'll sign the final paperwork, provide any remaining funds needed to close, and once the loan funds and records with the county, you'll receive the keys to your new home.
